NYS Part 36 Court Appointed Services
Harlem Property Management is a NYS Part 36 approved property manager and is frequently called upon by the Courts and Receivers to manage a property that is in receivership.
In most states, a real estate receiver is a court-appointed individual who is given custodial responsibility over real property that serves as collateral for a loan in default or as a result of shareholder litigation.
Once a receiver is appointed by the Judge, the receiver puts forth a property manager for the courts approval.

NYC HDC Approved Manager
Harlem Property Management is an approved NYC Housing Development Corp. (HDC) property manager.
Many cooperatives in NYC have loans from NYC HDC where HDC is the primary lender (or mortgagor).
For these buildings, HDC requires a property manager to be on their approved property management list.
HPM went through the rigorous process of becoming HDC approved and currently serves as a property manager for NYC HDC regulated buildings.
