Choosing Retrofits and Upgrades for LL97 in NYC

Before deciding on retrofits for Local Law 97 compliance in your New York City property, ask key questions: What is your current energy usage? What are the occupancy types (residential, retail)? What are the priorities of your board? When budget is a concern, start with accessible upgrades like updated light bulbs and improved insulation. Explore city funding and support – HPM can help your NYC building apply for relevant credits and adjustments.

Is my building affected by Local Law 97?

You’ll know that you’re required to comply with Local Law 97 when you take a look at the building records that the Department of Finance holds pertaining to your property.

In order to be impacted by this law, your building:

    • Has a gross square footage of 25,000 or more.
    • Consists of two or more buildings on the same tax lot with a combined gross square footage exceeding 50,000.
    • Involves two or more condo buildings governed by the same board of managers with a combined gross square footage over 50,000.
